  High-quality insulation is used in the roof, walls and floor to create a space suitable for year-round living and the building can be internally lined in either tongue and groove timber or in grooved, painted MDF.

  The annexe can be either pitched or flat roof, with a choice of roof coverings available. The floor is made from 21mm tongue and groove timber, or an easy-clean laminate can be installed.

  Linea Living is classified as a mobile home or caravan by definition in Caravan Sites and Control of Development Act 1960 and Caravan Sites Act 1968.

• FAQs

  • Can I view your garden buildings?

    Yes. Our display centre and offices are at Trowbridge Garden Centre, Trowbridge, Wiltshire, BA14 0DT. We have a variety of garden rooms from our range available to view. With literally hundreds of models available and the option to customise, we do not have every model, but we do have a "bit of everything" so that you can get a feel for the quality and options on offer. We are open Monday - Friday 9.30 am - 5 pm. On Saturday we are open by prior arrangement only, please call us for an appointment to view. Sunday we are closed.

  • Do you deliver to my area?

    We deliver throughout England but are unable to deliver direct to Scotland or Ireland. We can, however, deliver to the borders, or a Port/forward freight company for your collection.

  • Do I need planning permissions?

    No. The Linea Living is designed to be exempt from planning. Most homes, including listed houses and those in AONB and Conservation Areas bestow the right to site a caravan in the garden. The use must be consistent with the single planning unit of the house and garden and not be anything that could be construed as a material change of use.

  • Why is VAT charged at a different rate?

    VAT treatment on a caravan is special and is determined by size. Linea Living units that exceed either 7m in length or 2.5m in width can be offered at a reduced rate of 5% VAT.

  • Does the unit come equipped with a bathroom and kitchen?

    Yes, it can. Linea Living provides the space for a bathroom and kitchen and we offer a hassle-free turnkey solution.
