Ideal for narrow gardens, the low-maintenance 3.4m x 1.8m Proline Garden Office can comfortably sit close to a garden wall or fence and provide an insulated, luxury work-from-home solution.
Three wide, full-length windows run down the 3.4m side, with the option to add glazing bars as an extra. A single door on the narrow end provides access and lets in further light to the office. The building is fully customisable in size & configuration.

Low-Maintenance Cladding
Our elegant, paint-finished exterior cladding, with its vertical tongue and groove design, is produced using Tricoya, a superior quality wood composite.

The Proline Office is designed with insulation in the roof, floor, and walls to maintain a pleasant working atmosphere year-round.
2.5m High Flat Roof
With a height of 2.5m, the Proline generally complies with permitted development rights. The EPDM rubber roof incorporates a 2-3 degree slope to ensure proper water drainage.
Double Glazed Doors & Windows
The premium double-glazed timber doors and windows come with secure multi-point locking for added safety.
Factory Paint Finish
Our standard factory-painted doors, windows, and exterior walls are available in a wide array of colours.
Internally Lined & Painted
Standard for the luxury office, the internal finish includes v-grooved, painted MDF lining on both walls and ceiling.

Rot-free, low-maintenance exterior
The refined, paint-finished, vertical tongue and groove style exterior cladding is constructed from Tricoya, a highly resilient modern wood composite with a 50-year lifespan above ground. It effortlessly copes with all outdoor weather conditions and moisture variations, being resistant to rot, warping, and fungal attacks.
The Proline is painted professionally at the factory with an eco-friendly, water-based, high-quality finish in any RAL color, providing you with the opportunity to fully customize your building to complement your garden scheme.
Modular sizes
Choose from an extensive range of modular sizes. Buildings are available from 1.8m to 5.6m in width and up to 3.4m in depth, suitable for any garden size. You can add the doors and windows you desire to create a building that matches your personal style.

The Proline range can be configured in a range of sizes in approximately 50cm increments.
Choose from a range of timber-framed, double-glazed doors and windows.
The Proline includes a choice of grey or oak effect laminate. For a rustic finish, opt for a tongue & groove timber floor.
The Proline is finished with a high-spec MDF lining, painted as standard. Timber walls and ceilings are also available.
Pick from our popular colour range, or choose from the hundreds of RAL colours online.
We offer first and second-fix electrics with a range of fittings available.
Add a custom-size canopy to shelter from rain & shine and create an indoor-outdoor office space.
Yes. Our display centre and offices are at Trowbridge Garden Centre, Trowbridge, Wiltshire, BA14 0DT. We have a variety of garden rooms from our range available to view. With literally hundreds of models available and the option to customise, we do not have every model, but we do have a "bit of everything" so that you can get a feel for the quality and options on offer.
We are open Monday - Friday 9.30 am - 5 pm.
On Saturday we are open by prior arrangement only, please call us for an appointment to view. Sunday we are closed.
In most cases, we find that this is not necessary. Our designers are experienced in all aspects of garden room design and build and are able to prepare plans to your specification without the need to visit your garden.
Please call us to place your order. You can pay by credit or debit card, cheque or bank transfer. A 25% deposit is required with all orders. The final balance is payable on completion when installed by Garden Affairs, or 7 days prior to delivery for self-assembly customers.
