
First class Northern European pine is the foundation of all the LUGARDE range of garden houses. In these countries governmental authorities exercise stringent supervision to ensure that more trees are planted than are cut down, so that the ecological balance is maintained.
LUGARDE guarantee that they will choose only the highest quality materials and accessories in the manufacture of their buildings. Assembly of a LUGARDE construction kit does not require more than average do-it-yourself skills. All buildings are provided with step by step assembly instructions.
All garden houses in the Prima and Fifth Avenue series consist of a unique 3=1 system, developed by LUGARDE, where the moulded wall timbers slide perfectly into the corresponding corner posts. The corner posts are reinforced with an invisible aluminium strip, a system that improves the durability of the garden room under all weather conditions.
The assembling system is simple and durable and all wall elements are erected without nails or screws. For garden rooms up to 300cm the thickness of the wall timber is 28mm and 44mm for the models from 350cm.
For houses with a wall thickness of 28mm, the wall timbers are placed on pressure impregnated foundation beams of 44 x 70mm. Buildings with a wall thickness of 44mm are placed on foundation beams of 70x70mm.
For garden rooms in the octagonal range up to 300cm the roof is made up of 8 ready to use roof sections, both for thatched and for shingle roofs.
In all garden rooms from 350cm up the roof comes as a do-it-yourself construction kit and includes rafters, roof elements, shingles and where applicable decorative mouldings.
The roof covering is made of 19mm thick pine tongue and groove boards all of which are cut to size. In models from 350cm and above thatching must be carried out by a professional Thatcher. The roof elements are however included in the delivery.

Both the Prima and Fifth Avenue buildings come with a choice of either a brass ball or a metal weather vane to finish.

A choice of 5 shingle colours are available, green, red, brown, black and blue.
A 19mm tongue and groove pine floor is available, including high-pressure impregnated floor joists.
You can choose any combination of doors and windows as long as the dimensions correspond to the model of your choice. Should you choose a size which differs from the standard dimensions there will be an additional modification cost for each alteration.
Garden Affairs are now able to offer a larger range of double glazed door and window styles.
All single doors are supplied as standard opening left handed (as seen from the outside). If you would like the door opening on the right please indicate when ordering. For double doors the right door will open first.
During construction, the doors and windows can be slipped over the wall timbers from the top or fixed in after installation by removing the internal architrave.

All doors and windows are supplied with tamper proof hinges and high quality, locking, door and window furniture, in either brass or chrome depending upon your choice of building.
All LUGARDE garden rooms are delivered untreated and it is important to protect your garden room against the effects of sun, water and UV light with a preservative during or soon after installation.
LUGARDE guarantees all it's summerhouses and log cabins for 5 years against manufacturing or construction defects. The guarantee only applies for those buildings that have been installed and treated according to the instructions and directions of the manufacturer.
Wood is a unique, natural product and the finish on timbers will vary. Variation will be seen as coarse or fine grains and shades of colour. Such properties are normal in wood and cannot be considered as a defect, they have to be accepted as an unavoidable property of the product.
All garden rooms or log cabins, that are constructed from wood, will shrink or swell according to weather conditions, and along with warping are natural properties of wood.
In the event of a complaint if the cause of the problem should prove to be unreasonable, extreme or severe circumstances or in the case that the building has been installed in rough/wet surroundings, the guarantee shall no longer apply as well as for products, which have not been treated (painted/protected) properly. In such cases we shall be forced to charge you for call out costs, any labour costs and/or replacement of components etc.
Complaints for damage, visual defects or missing parts should be reported within 7 days from delivery or before assembling and treatment of the garden room.
If, in the event of a complaint, the cause should prove to be poor foundations or assembling errors the guarantee shall not apply.
Any missing or damaged parts will be delivered or replaced as soon as possible.
